Nunnelly General Contractor is currently accepting applications for commercial Project Managers. A Project Manager’s role at Nunnelly General Contractor is to ensure the overall success of their projects from a relationship, contractual, schedule, and financial perspective. They are required to lead their project team while also providing support to the project Superintendent.

Responsibilities:
  • Must generate and submit pay applications timely and per owner contract requirements and maintain positive cashflow
  • Must exhibit timely submission, accuracy, and a deep understanding of cost forecasting, work in progress reports, budgets, and overall project financials
  • Must display ambition, self-improvement, and ability to take on more roles and responsibilities to advance in their career.
  • Prepare and execute an organized project buyout within 90 days of award
  • Manage Owner relationships
  • Manage Design team relationships
  • Manage Subcontractor relationships
  • Maintain a timely and accurate change order process, including reviewing, pricing, submitting, and issuing subcontract CO’s
  • Display a willingness and desire to represent Nunnelly in the community (boards, chambers, trade associations)
  • Find creative ways to gain project time and to overcome issues, obstacles, or problems that arise on a project.
  • Hold the project superintendent accountable for field documentation (Daily Logs / Safety Logs / Safety Meetings)
  • Maintain an organized list or process to manage project priorities to ensure overall schedule is not impacted
  • Display a mastery in P6 scheduling capabilities and continually maintain the project schedule. This includes, but is not limited to your ability to effectively manage the contract time, document Owner delays, gain additional contract time, and your ability to manage delays caused by the subcontractors or suppliers
  • Mentor and teach Assistant PM’s, PE’s, and Interns
  • Lead the project team, delegate, and manage multiple personality types
  • Actively participate in ensuring a safe project site. Conduct at least one site safety inspection per month
  • Effectively assist the project Superintendent with quality control on site throughout the project
  • Demonstrate an understanding of the Prime Contract with Owner and its terms and conditions
  • Demonstrate an understanding of the Nunnelly contract with Subcontractors and its terms and conditions
  • Manage the job start up process and take the lead on the handoff from estimating to operations
  • Manage the procurement process, RFI process, and project documentation
  • Display the ability to effectively lead project teams, including the architect and owner
  • Overall ability to complete and closeout a project

Required Qualifications:
  • 5 years of commercial project management experience
  • Experience managing projects with a minimum value of 10M
  • Degree in Construction Science / Engineering or equivalent in commercial construction experience.
  • Experience in P6 Scheduling, Microsoft Project, or similar software
  • Effective written and oral communication skills and experience in negotiating
  • Critical organization and negotiation skills.
  • Local subcontractor relationships in the San Antonio and surrounding markets
  • Experience in one or more of the following public or private sectors: K-12, Healthcare, Industrial, Corporate Office, Municipal.
